Many people wonder why an inspection of a newly constructed home is necessary.  After all, the Builder makes sure that everything is perfect, doesn’t he?   Unfortunately, that is often not the case.  Bringing in a licensed home inspector prior to closing is one of the smartest moves you can make.  Here are just a few examples of problems we have found in brand NEW homes:

  •  Warped floor
  • Furnace not working
  • Disconnected air duct
  • Broken garbage disposer
  • Missing window trim
  • Cracked window glass
  • Missing door lock

Obviously, having detailed information as to problems that exist in the home, provided by a licensed home inspector, will give you added leverage in your negotiations leading up to closing.
