New homes almost always come with a warranty, generally of one year duration. That means, prior to the expiration of the warranty, the Buyer can give the Builder a “punch list” of items that, in the Buyer’s opinion, need to be addressed. Using the services of a licensed home inspector gives added credibility to that list and ensures that the home has been thoroughly checked by a trained professional. The inspection itself is identical to that of a resale or of a newly constructed home. You can provide the entire report to the Builder or simply the report’s Summary.
